What you get
- A real blowout. We blow every zone dry with a commercial compressor and drain your backflow, so nothing cracks over the winter.
- Your price, locked. The price you see when you book is the price you pay for the zones you booked.
- No need to be home. We text you the night before, the morning of, and when we’re on our way.
- Pay how you like. Online when you book, or after the job by card, cash, check or Venmo.
- Plans change. Move your day for free with 48 hours’ notice. Just text us.
1. Who these terms are between
These terms are between you and Gleaming Glass LLC, doing business as Tri-Cities Blowouts (“we,” “us”). They apply to every sprinkler blowout you book with us. You agree to them when you check the box at booking. The version you agreed to is saved with your booking and is the one that applies to it.
2. The service
We shut off your irrigation supply valve where it’s accessible, connect a commercial air compressor, blow out each zone with compressed air until it runs substantially free of water, open the backflow test cocks to drain where accessible, and set your controller to off or rain mode.
Not included: repairs, parts, backflow testing or certification, spring start-up (unless you added it), or any component we can’t safely reach or blow out. We’ll tell you about problems we notice, but we aren’t inspecting your system.
3. Price, extra zones and payment
Your price is locked the day you book. It covers the number of zones you booked. If we find and blow out more zones, each extra one is billed when the job is done at your per-zone rate. If you prepaid, any balance is invoiced by text; if you pay after, the invoice is due within 15 days. Cash, check, Venmo and card all work.
4. Rescheduling and cancelling
To move your day or cancel, text us at (509) 412-3344 or reply to any of our texts. Moving your day is free with at least 48 hours’ notice. Closer than that, we’ll do our best to fit you on another day; if we can’t, it’s treated as a cancellation.
Cancelling is free within 24 hours of booking, as long as your day is at least 48 hours away. After that there’s a $50 cancellation fee, never more than you paid for the blowout. It covers what a cancellation costs us: the advertising it takes to fill your spot again, the card processing fees that aren’t returned on a refund, and the spot we held for you on our route.
Refunds go back to the card you paid with, minus any fee, and usually show up in 5–10 business days. A prepaid spring turn-on add-on is refunded in full. There’s never a fee when weather, frozen ground or our schedule moves your day, or if we cancel. If we can’t do your blowout before the season ends, you get a full refund.
5. Getting to your system
You don’t need to be home. On your day, please make sure we can reach the controller, the irrigation shut-off valve and the backflow or blowout port; unlock gates; keep pets inside; and disconnect hoses from outdoor spigots. Tell us about known leaks, damage or unusual parts of your system (hidden lines, drip zones, a pump) before we start.
If we arrive and can’t get to your system, we’ll try to reach you. If it can’t be sorted out within 15 minutes, we’ll reschedule you and may charge a $35 trip fee, taken from a prepayment or added to your invoice.
6. Damage and responsibility
We do the work with reasonable care, the way a good irrigation professional would, and we’re responsible for damage we cause through our negligence.
We’re not responsible for:
- Defects, leaks, wear or damage that existed before we came, including old or already-weakened parts that fail under normal blowout air pressure.
- Freeze damage that happens before your blowout, unless we missed your scheduled day through our own fault. Booking an earlier day is the best protection.
- Freeze damage to parts of the system we couldn’t reach or weren’t told about.
- Damage after the system is refilled, turned back on or changed by anyone else.
- Landscaping, lawn or property damage that wasn’t caused by our negligence.
Neither of us is responsible to the other for indirect or consequential losses (for example, lost use of your yard or the cost of your time), except where the law doesn’t allow this limit.
If you think we caused damage, please tell us within 30 days and give us a chance to inspect it and, if it’s ours, repair it, before someone else does the work (except in an emergency, like an active leak). This doesn’t shorten any time the law gives you to make a claim.
7. Texts
By booking, you agree to texts about your booking: confirmations, reminders, arrival updates, invoices and schedule changes. Reply STOP to opt out or HELP for help. Message and data rates may apply. See our Privacy Policy.
8. Disputes and the law
Washington law governs these terms. If something goes wrong, contact us first and we’ll try to make it right. Either of us can bring a claim in small claims court; otherwise, the courts of Benton County, Washington. Nothing here limits rights you have under the Washington Consumer Protection Act or any other law that can’t be waived. If any part of these terms is found unenforceable, the rest still applies.
